Llama Herders started as a simple conversation around a kitchen table. For years, our family watched neighborhoods change—good houses sit neglected, great blocks lose momentum, and investors who never set foot on-site make all the decisions. At some point, we stopped asking “why doesn’t someone fix this?” and decided that someone should be us.
We pooled our savings, picked up tools we already knew how to use, and bought our first property in cash. There was no fancy office, no big staff, and no safety net—just a clear plan: buy smart, do the work ourselves, and hold long enough for time and effort to compound. We rehabbed that first house on nights and weekends, learned a few lessons the hard way, and proved to ourselves that a disciplined 5‑year cycle could actually work in the real world.
Today, Llama Herders focuses on Northwest Arkansas, Western New York, and Central California—markets where our family has real roots and real relationships. We still walk every property, swing the hammers, manage the rehab, and keep a close eye on every dollar that goes into a project. Investors trust us because we’re not guessing from a spreadsheet; we’re on the ground, in the dust, turning distressed houses into long‑term assets.
